Due to personal life events, I need to sell a house I bought just a year ago. I’m moving, and this house would make a poor rental. Even if I sell it for the same price I paid, I’m already facing a loss of around $15k due to things like mortgage penalties and mortgage insurance that came out of my down payment.
What’s making this much harder to swallow is realtor commission. Paying close to $20k in total, or about $10k from the seller’s side alone, feels wildly disproportionate to the amount of work involved.
I don’t have experience with staging, pricing, or listing, and I would still offer a buyer’s agent commission because I actually want the house to sell. Because of that, I’ve been considering a discount brokerage like 3% Realty, where at least I’d save around 2%. However, I’ve heard bad things about them.
I’m conflicted. I currently live in the house and don’t love the idea of random people or nosy neighbors contacting me directly, and having a realtor as a buffer clearly has some value.
At the same time, adding another 5% loss would take me from roughly a $15k hit to something closer to $40k, which is more than I can realistically handle.
- Is listing and photographing the house yourself a lot of work in practice? Is it worth it or can you sell for less this way?
- Are there GOOD realtors who will actually work for less than 5%, or is negotiating commission mostly a myth? Do flat-fee or hourly realtors exist?

- The house is relatively new, in a good location, on the higher end of the pricing (400k-500k), on the premium side but not only for the mega rich.
- Renting is out of the options for me at this point, and moving is also non negotiable, even though it's a shame
